Frequently Asked Questions

An Electrical Installation Condition Report (EICR) is an assessment of the current electrical installation. This test should be carried out by a qualified and skilled person. This checks the current installation is safe and also in compliance with the current BS 7671 standards. Once complete you will be issued a certificate, this will finally give you a satisfactory or unsatisfactory result. Then a report will be issued with details of any observations. Also the report will show any recommendations or immediate actions required.

Our engineer will conduct a visual inspection of items and both together perform fixed wire testing.

Some of the things we will be looking for during the inspection and test are:

  • Both main supply and supplies to distribution boards
  • Signs for overheating
  • Visual inspection of electrical equipment throughout the electrical system
  • Individual circuit testing
  • Earth bonding
  • Functional testing

Should the installation meet the required standards, we will then issue your electrical installation condition report test certificate. However, if your installation is deemed unsatisfactory, we will provide you with a test certificate. So this along with a detailed report with any faults or improvement works to rectify. This will be complete with image

EICR pricing depends on the size of the property and the complexity of the electrical installation. For homeowners, it’s a straightforward way to ensure your electrics are safe and compliant. For commercial and industrial clients, an up‑to‑date EICR is essential for meeting regulatory obligations, protecting staff, and keeping operations running smoothly.
If you’d like a clear breakdown of costs for domestic, commercial, and industrial inspections, you can view our full EICR pricing guide.

For both small business premises and houses the time spent carrying out an EICR report in Birmingham could be a couple of hours.

For larger commercial and industrial properties this depends on the scale of the inspection required. This could range anything from 1-2 days up to a couple of weeks.

For example:

So for an industrial property with 4 large 3 phase distributions boards and 50 circuits in total. We would expect the testing to take approximately 2 – 3 days

The final outcome of an Electrical Installation Condition Report is either Satisfactory or Unsatisfactory. The following codes are used on the observations sheet in the electrical safety certificate. This is taken from the engineer carrying out the inspection and testing:

C1 – Danger present. There is a Risk of injury. Immediate action required.

C2 – Potentially dangerous – This requires urgent remedial action .

C3 – Improvement recommended.

FI – Further investigation – This is required without delay.

Following any observations with codes C1, C2 and FI will result in an EICR Unsatisfactory final outcome.

The period between an Electrical Installation Condition Report (EICR) inspection specifically depends on the type of property:

  • Domestic property and rental properties: At least every 10 years, or whenever there is a change in occupancy.
  • Commercial EICR properties: At least every 5 years.
  • Industrial EICR properties: Typically every 3 years.

So most electrical installations will have a sticker on the distribution board. This will state when the last test was carried out and when the next inspection is due. You can check your last EICR certificate and that will also tell you your dates.

A domestic EICR is a report thats carried out to check the condition of the electrical installation at your property. Your home should have an electrical inspection carried out every 10 years or whether there is a change of ownership. Get your home checked here and book now!
